The deposits will be protected by The Deposit Protection Service (The DPS) in accordance with the Terms and Conditions of The DPS. The Terms and Conditions and ADR Rules governing the protection of the deposit including the repayment process can be found at www.depositprotection.com
All applicants will be requested to complete an application form and the offer of a tenancy will be subject to satisfactory references being obtained both on the tenant and Guarantor ( if applicable ). An administration fee of £80.00 is required per applicant, payable on application.
Tenants on Housing Benefits may be considered with a suitable Guarantor.
One Months rent in advance and a deposit equivalent to one months rent will be required.
Finding a property
The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view. If not urgent, we log your details so that we can contact you as suitable properties become available. It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months, However, there may be exceptions to this.
Viewings
Viewings will be arranged at convienient times, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.
References
As a minimum we will require satisfactory references from your employer, and a previous or current landlord. We will also require a personal reference, and sometimes a guarantor. In addition a credit check will be undertaken. We use the services of an independent referencing company to obtain and evaluate these references.
Rents
Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our Clients holding bank account.
Deposit
A security deposit of a minimum of one month's rental must be paid. The deposit will be protected by The Deposit Protection Service (The DPS) in accordance with the Terms and Conditions of The DPS. The Terms and Conditions and ADR Rules governing the protection of the deposit including the repayment process can be found at www.depositprotection.com . This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
Fees
We charge £80.00 including VAT, per applicant to cover administration and referencing costs, this is non refundable even if the tenancy does not proceed. There are no other fees throughout your tenancy, and renewals are free of charge.
Restrictions
Some Landlords will not allow smoking, pets, young children, or sharers to take occupation and you will be advised of any such restrictions when viewing a property.
Maintenance
If the Agent is engaged by the Landlord to do so, any necessary repairs are carried out as quickly as possible after receiving notification. If such repairs are found to be the fault of Tenant’s neglect or misuse the costs will be the responsibility of the tenant. If the agent is not engaged to carry out such repairs the Tenant must contact the Landlord direct.
